Email responses (if you contact me) are general information, not personalized advice. I will never ask for your specific financial details, and you should never share sensitive personal information (account numbers, SSN, etc.) via email. Any email exchange is for general educational purposes only.
Results are estimates
The numbers depend entirely on what you type in. Real life has rounding differences, fees, rate changes, timing variations, and assumptions the calculators do not account for. Your actual mortgage payment, payoff time, or investment growth may differ from what these tools show. Common sources of variation include:
- Lender-specific fees: Origination fees, points, closing costs, and prepayment penalties vary by lender.
- Rounding methods: Some lenders calculate interest daily rather than monthly. This causes small differences (a few cents to a few dollars per payment).
- Tax implications: Mortgage interest deductibility, capital gains tax, state and local taxes are not included in most calculations.
- Rate changes: Adjustable-rate mortgages, variable credit card rates, and changing investment returns cannot be predicted.
- Behavioral factors: The calculators assume consistent payments. Real life includes missed payments, extra payments, and refinancing.
Treat all results as planning estimates — a starting point for thinking about a decision, not a guaranteed outcome.

Accuracy & corrections
I strive for accuracy. Every formula is verified against primary sources and documented on the Methodology page. Rate data and tax brackets are updated quarterly. If you find an error, please report it. Verified corrections are made within 48 hours.
That said, no guarantee of accuracy is made. Financial regulations, tax laws, and market conditions change. What is accurate today may not be accurate tomorrow. Always verify critical numbers with official sources before acting on them.
Changes
I might update this disclaimer. If I do, the "Last updated" date at the bottom changes. Keep using the site after that = you are okay with the new terms. Significant changes (like adding a new data practice) will be noted in the update.
